Digital Construction Is Booming

The exit of foreign vendors and mandatory adoption of information modeling technologies (TIM) are fueling the growth of domestic construction oversight platforms. Russian company Larix, a subsidiary of IYBIM, Russia’s largest BIM consulting player, is bringing to market a new tool for automating construction oversight, technical supervision and design supervision.

The developer is building an ecosystem of IT tools around information models.

Its product line, which already includes modules for checking BIM models and cost estimates (Larix.EST) and managing project progress (Larix.Manager), has now added Larix.Build, a new product that connects the project environment with document management systems. The system automatically extracts accurate bills of quantities from TIM models, eliminating manual recalculation, while supporting financial oversight, process transparency and schedule compliance throughout every stage of an asset’s lifecycle.

From Logging a Defect to Closing It Out in One Click

Traditional technical supervision on construction sites faces systemic problems: issues are recorded in spreadsheets, messaging apps, emails and paper logs with no logical connections between them. Tracking who is responsible and whether a defect has been corrected is often impossible. Without links to drawings, inspectors have to describe violations in words, while contractors spend time searching for the problem location. Under these conditions, oversight remains opaque: teams lack a clear picture of what is actually happening, deadlines slip and repeat violations become more frequent.

Larix.Build addresses these problems with a single issue register containing a complete history, proactive deadline tracking through a status model and automated notifications, and contractor management in one interface. The system can instantly notify technical supervisors, occupational health and safety professionals, and design supervisors when work has been completed. Corrective notices are generated automatically from approved templates, with the date, asset, photos, description and responsible parties filled in. The module covers the full oversight workflow – from materials acceptance to ongoing construction supervision.

Deployment delivers measurable results: the time required to log issues falls by 53% through the mobile app and standardized forms, defect resolution time drops by 43%, and reporting is 70% faster thanks to flexible filtering and exports to Excel or BI systems. Larix.Build supports Russian regulatory standards, including SP construction codes and GOST standards, when standardizing issues. The mobile app offers full offline functionality, which is critical for remote sites without reliable internet access. It can also be extensively customized without changing the code: fields, reference directories and templates can be easily configured for a specific project. The module is suitable for both small projects and major infrastructure construction.

Regulation Drives Domestic Software Adoption

Government regulation has given Russia’s construction digitization a powerful boost in recent years. Since July 1, 2024, information modeling technologies have been mandatory at the design stage for new shared-equity construction projects, and on Jan. 1, 2025, the requirements were extended to construction and installation work. The mandate is accelerating the market: according to Russia’s Ministry of Construction and DOM.RF, the share of developers using TIM reached 38% in the first quarter of 2025, roughly triple the 2022 level. In some regions, adoption exceeded 70%, while Moscow approached 90%.

Goodbye, Foreign Software

With foreign vendors such as PlanRadar and Autodesk BIM 360 leaving the market, the construction oversight ConTech segment is experiencing a surge in domestic software adoption. One of the market’s early entrants was ALTIUS – Upravlenie stroitelstvom (ALTIUS – Construction Management) from ALTIUS SOFT, which introduced an integrated environment for technical supervision, production and technical departments, and as-built documentation back in 2006.

In 2022, Skolkovo resident Pragma entered the cloud ecosystem segment with its Pragmacore platform. Its Stroykontrol (Construction Oversight) module brings construction participants together, integrates with BIM and automatically generates analytics for quality management. IYBIM also brought Project Point, a common data environment platform, to market as a Russian replacement for OpenText and Assai. The system structures document workflows around transmittals and issue registers while automating technical supervision, acceptance and project handover. Built-in workflows support checklist-based commissioning and warranty management, connecting construction and operations in a single environment.

Augmented reality is also increasingly being used for construction-site quality inspections. One notable example is AR SOFT’s AR Mobile platform, introduced in 2021 and added to Russia’s domestic software registry in 2022. The mobile app overlays 3D BIM models and 2D drawings onto the actual state of a project directly on a tablet screen, allowing inspectors to compare the design with conditions on the ground. Inspections follow electronic checklists, with violations documented through photos, videos or voice messages, after which the system automatically generates a corrective notice. Contractors receive instant push notifications about new tasks, replacing fragmented messaging apps with a single digital environment.

The industry is expected to see further digital transformation in the near future. Neural network technologies are already being used to monitor construction sites: they analyze video feeds, track personnel and equipment levels, and automatically flag risks. Looking ahead, predictive algorithms are expected to become standard features in mobile technical supervision apps.

Construction digitization in Russia is gradually ceasing to be a separate technology track and becoming one of the key conditions for the industry’s development. At the center of this process are information modeling technologies, or TIM. They have become a major driver in moving the construction market toward working with data, digital models, automated oversight and more transparent project management
