A Smart Home Without Digital “Islands”: Mazhordom Brings BAS-IP Intercoms Into a Unified Platform
Russian IT company Philosoft has integrated BAS-IP equipment into Mazhordom (Majordomo), its multi-family residential building management platform. The move significantly expands the range of intercom systems now available to developers.
BAS-IP is a range of IP intercom and access control equipment from one of the sector’s leading manufacturers. It is now compatible with Mazhordom, giving developers greater flexibility to select equipment that fits the needs of specific residential complexes when designing their projects.
For residents, the integration also expands what they can do through the Mazhordom mobile app. They will be able to receive audio and video calls, unlock doors from their smartphones and view live video from the intercom. Facial recognition will also be available for contactless access.
From a technology standpoint, the project integrates external IoT and access control equipment with a software platform. Mazhordom connects access systems, video surveillance, in-unit automation and property management services. The platform had previously added compatibility with Wiren Board controllers and Trassir access control systems.
A Platform Instead of Vendor Dependence
Philosoft already operates in 32 Russian regions. Its products are used in more than 400 smart residential buildings and serve over 80,000 residents. For Mazhordom specifically, future growth is expected to come from attracting more developer and property management customers, both in regions where the company already operates and in new cities.
More broadly, services such as Mazhordom are set to become universal software hubs for buildings. The wider the range of equipment a platform supports, the easier it becomes to transfer a digital model from one residential development to another, while reducing dependence on any single vendor.
Analysts estimated Russia’s market for digital solutions for multi-family residential buildings at 140 billion rubles (about $1.7 billion) in 2025, with demand continuing to grow. Government policy is also driving the trend. Since 2021, the Umnyy mnogokvartirnyy dom (Smart Multi-Family Residential Building) project has been run by Mintsifry (Ministry of Digital Development, Communications and Mass Media) together with the Ministry of Construction, Housing and Utilities and the Ministry of Industry and Trade. The project forms part of Russia’s Concept for the Digitalization of Multi-Family Residential Buildings Through 2030.
Philosoft could potentially take Mazhordom into international markets as well. BAS-IP equipment is used in 66 countries, so compatibility with the hardware could lower the barrier to deploying the Russian software in projects abroad.
From Intercoms to AI
Philosoft first introduced Mazhordom to the Russian market in 2019 and began actively marketing its off-the-shelf products for developers and property management companies in 2022. In 2023, Philosoft’s product was named the best IT solution for real estate.
In 2024 and 2025, the company expanded partnerships with major service providers, including MTS and Sber. In parallel, the range of equipment compatible with the Mazhordom platform continued to grow. Philosoft products were also added to the Unified Register of Russian Software maintained by Mintsifry.
The company is now focusing on integrating AI services into Mazhordom. Neural networks initially helped residents prepare service requests for property management companies; later, Philosoft introduced a full-fledged AI assistant, a “digital butler” built on Sber’s GigaChat platform. The company is now actively incorporating artificial intelligence into its other products as well.
Competing on Compatibility
The integration of Mazhordom with BAS-IP is another step toward a hardware-independent platform for residential buildings. Solutions capable of supporting a broad range of equipment from different manufacturers and bringing it together within a single ecosystem will be best positioned to capture a larger share of the market. For end users, the ability to use one app for multiple functions will be particularly important.
Over the next several years, building access systems, video surveillance, utility meters and in-unit IoT devices will increasingly converge around major platforms. These will include both large ecosystems from Yandex and Sber and products such as Mazhordom. The ability to make different devices and software work together will become one of the key measures of competitiveness for Russian IT companies serving residential and commercial real estate.
